Do you know if they are still selling any of the 4 or 5 bed semi's in Diswellstown Manor as well?

Yes there were a handful still available on the plans I saw Taytoman. Phase 2 will be released in next two months which will have remaining houses on it of which there is a good mix of 3,4 and 5.

Good info - any idea how many houses will be in Phase 2? The site plan on the website just shows the 118 or so houses proposed and doesn't mark any sections as "Future" or Proposed development etc? The recent price hike is disappointing - perhaps they are trying to benchmark themselves with the Bracken Park development......
 
I didn't get an exact count but it looks like about 45-50 are to be released in phase 2. All of the west side of the plan that's on the website basically which is a mix of 3, 4 and 5 bed. That plan that's on the website looks like Diswellstown Manor in its totality, don't think there are any future areas earmarked unlike Hamilton.

Good point re Bracken Park. Hamilton prices also rising too with second phase of 3 beds launching next weekend at 410-415 having been initially up at 395.

Just saw that the updated prices for Hamilton Park are up on myhome.ie and the Sherry Fitz website. 3 beds starting at €410k and 4 beds starting at €440k. That's some drop for the 4 beds, down €50k

Surprised by this. I was under the assumption the first phase had sold well? 3 beds up 15k. Obviously far more demand for them which also surprises me as there was a waiting list of 20+ for the detached Yeats 4 beds when I last inquired (months ago)

Edit - maybe prices start @ 440 and increase based on garden size and aspect? first phase had a number of different prices for these reasons. North facing Yeats with a smaller back garden was much cheaper than the south facing equivalents

The reason for the price drop of 50K on the 4 beds is because they have north facing gardens apparently. That is only difference.
 
I'm surprised there is only one Yeats house in phase 2. Great houses and seems to be a huge demand for them. the price has jumped significantly in phase 2 though, up to 650K
 
440 for a 4 bed is decent value regardless of aspect, considering what the price of a 4 bed in Diswellstown Manor or Bracken Park is. Is tomorrow the launch of phase 2?

I would be sceptical of a 'waiting list' of 20 people on a 600k house. A list of people who have registered their interest is probably more likely.
 
I would think that the 4beds at €440k are the 2 storey ones with the converted attic. These were €490k at the start of the first launch but were reduced to €450k when they were not selling well. They are a good price at €440k now though I think.

I doubt the 4beds without the converted attic are available for less than €490k, these are a vastly superior house.
 
Good point, agree with that.

Wonder what sort of crowds they'll get tomorrow. Heard stories of people waiting overnight for phase 1.
 
Heard today the 440k price is the swift and depends on orientation too (some swifts with big side gardens went for nearly 590k it seems. The Lavery is still 490k min and those and Yeats go up pretty high for good size/orientation gardens. Think Yeats is pushing 650 on some so Lavery might more than 500 for good back garden...

Also heard there are nearly 700 names down for next phases!!!!

I was at phase 1 opening and a few were there from lunch time the day before...
 
Queue started to form earlier this morning and a good few cars about waiting for the office to open.
 
Odd - I'm here now and there are about 40 cars here, people are buying one after another. Some have obviously been before as just heading straight for the office.

There was a queue 10 deep at the sales office yesterday. Weather may have put a stop to that though...

Not sure how many units in phase 2? It's very nice in the new area, many houses have large driveways etc... Nowhere near the density you would have imagined.

That sounds more like it. To be fair it hadn't opened when I drove past and weather was poor. Be interested to hear how they finish up this weekend.
 
Buying off the plans, queues ten deep, waiting for office to open!! This place is either the bargain of the century (defo not based on 500K prices) or else we've lost the plot, again.
