Where to buy? Working in CityWest and City Centre

Hi,
Thinking to buy in 2016 and my budget is around 250000. I could stretch upto 270 if I can't find any thing good under 250. Looking for a 3 bed house. My partner works in Citywest and I work in City centre. This could change in the future if we change jobs. We both are in IT. We have a child who will start school in Sept 2017.

I am confused about location where to buy. I am thinking an area which has good public transportation to city centre and good schoos, amenities for kids and safe for a family.

Any advise on location please?
 
Depending on where you are in the City Centre, Sallins or parts of Naas could be good with a train into Euston and an easy commute into City West
 
I'd tend to agree. I'd look within reach of the Kildare train line for access to the city centre and the N7 motorway for access to City West.
 
How do you work it with the child at the moment? I'm presuming pre school is an ongoing burden right now. When it comes to primary school how are you going to get the child to school, get him/her picked up and fed and cared for until either one of you comes home? On top of that, school opening time and the time one of you has to be at work might clash, etc, etc, etc. What will you get for €270k and where?
 
Thanks for your replies. Sorry I should have been more clearer in my original post. I am looking some where in Dublin, because If we change jobs it will be easier to commute in the future also. For example if my job is in Sandyford it's really difficult from Nass to Sandyford using public transport. My potential job locations would be Citycentre, Citywest and Sandyford, that's where most of the IT comanies are present.

So I am thinking about Adamstown, Lucan or Dublin 15.

Thanks for your reply. He is at full time creche at the moment. When is in scholl I will have to depend on the creche to drop him and pick up and also thinking of after school care until we are home. Yes, you are correct about calshing with school time, may be if one of is work near to home would be ideal.
 
I'm very surprised the creche take on the responsibility of dropping him off and picking him up? If so, where are they collecting him from in the morning and leaving him in the evening? Who is feeding the child, caring for him, etc?

My local creche does this service. Parents drop the kids in the creche in the morning and then creche staff drop the kids in the school and collect them after school. I will double check again with creche. But I think lot of creches do this.
 
I would not recomment travelling the N7 - its a nightmare and the queues into citywest are bad from each direction. How about Saggart (Luas), Rathcoole or Newcastle? I would not like Adamstown myself very built up I think, but just my opinion.
 
You are looking at it from the wrong angle. Where would you like to live and where can you afford right now ? Jobs come and go and their locations change. I bet you're other half's company did not start life in CityWest but moved there without much consulting with employees.
 
Inchicore ? Particular areas and estates are good,do your esearch but Bulfin estate and CIE works get good reviews. The new school is also supposedly good. You can get the Luas to City West and buses , Luas or cycle to work.Agree on the N7 being a disaster, I'm doing a long commute at the moment from the outer edges and would run from somewhere like Lucan and the commute. Depends on the type of property you are looking for though as it would be an older house in these areas and less traditional estates .
 
I live in the Bulfin Estate and love it- near parks, town, motorways, M50 etc. There are relatively few 'bigger' 3 bed + bathroom upstairs houses and I think you would struggle at 250 for one of those alas. I don't have kids but lots seem to go to Gaeilscoil which is really nicely situated at War Memorial Gardens. Location recommended anyway....

I travel the N7 into Citywest every morning, in all the years I've been working here, I've yet to see a queue in the morning that took more than 4/5 minutes southbound on the N7, no experience of northbound, but I've yet to hear a complaint. Leaving around 5pm is a bigger deal on the N82 approaching the N7, but there are a few alternatives.
 
I'd look at Clondalkin village. It's a very nice area and 10 minutes from City West, I do this commute myself. There is the Luas and a few different bus routes to the City and it's beside the M50 and N7 to commute elsewhere. You'd probably get a 3 bed semi on your budget. My daughter is in a lovely crèche in the area who also bring the kids to school.
