New Houses in Diswellstown Castleknock

If you hav'nt already gone sale agreed on Hamilton, I would definitely suggest you look at Diswellstown Manor as well. Purely personal opinion, I think the appearance of the houses and the eventual appearance of the estate in general is much nicer than Hamilton. Its also much lower density, and the 5 acres of open space is dispersed throughout the estate, rather than being mostly over by the M50. Also, 2/3ths of the houses there are 4 or 5 beds, and there are no apartments. Disadvantage of course are the estate mgt fees and the fact that 2/4 of the bedrooms in the 4 bed are much smaller than the equivalent house in Hamilton.
 
I think the issue is that several of these house types have lean-too kitchen extensions, and these take away from the effective garden length
 
My estate agent measured the Lavery garden today,they are same size as the showhouses.Although the wall is slanted along by Winterwood and all the big houses,so not square like showhouses. Garden length is 39feet at longest point and 30feet at shortest point(from kitchen windown to back wall) More or less what I expected.

40ft back garden is pretty good in modern times. Even many of the 90s houses around the area didnt have gardens that size, some were too small to extend into. The Lavery seems to be well set to extend the rear living room and attic in time if needed which is a bonus...
 
Has anybody got a move in date for Diswellstown Manor?

I noticed a few people have moved into Hamilton Park, thoughts so far if anyone on here has done?
 
We are signing tomorrow for 10% deposit for 4 bed semi in Diswellstown Way. There seems to be a few families moved in at the front. Has anyone get update on completion date for Diswellstown Way?. I know completion date was extended.
 
Snagging date of 4 beds Lavery is end of February, wet weather has put them back by 2 weeks

Hi, yes we moved into Hamilton before Xmas.

We are extremely happy in our house so far. The house is very warm and retains the heat so well. We haven't had to use our heating for more than an hour here and there even in the cold weather. The house feels so bright and airy and we hear zero sound from next door or outside.

Had a few issues getting our TV set up (took a month) but this was more to do with our provider!

All in all, no issues and we are extremely happy with the purchase.

What options did you have for broadband? Did Eir offer FTTH by any chance? I was hoping that in brand new estates they would roll in fibre straight away rather than put in copper lines from the start.

Can you put up a satellite dish?
 
Many congratulations, we have purchased a Lavery style, snag is expected to be done end of Feb. Can anyone please recommend a good architect to do the snag list. We are not from the area and would appreciate any advice.

I'm going to use them myself for Lavery.
 
Noticed today that the price of the price of the 5 bed Diswellstown Manor houses (the links), have gone up in price. Previously 595K and now listed on myhome for 620K. Anyone have a sense of the level of demand for these houses? Wondering has demand caused the price increase or are the particular ones they are selling now different in some way to justify the price increase (e.g. aspect)
 
Just wondering does anyone know why nobody has moved into Diswellstown Manor yet? Had thought that some of those houses were due for completion in December 2015
 
Of the 118 houses in Diswellstown manor, approx 75 have been released for sale so far and looks like about 60 of these have been sold. Prices of 4 bed and 5 bed have indeed increased in recent weeks, 3 beds are still sitting at 395 or 405 depending on aspect but i'd imagine this will rise soon too. They're currently selling the 3 beds off the plans.
