Sale agreed old house

Hi I am sale agreed on an old stone horse in the country approx built 1900.

I have a visual survey done from an engineer which states no evidence of dampness or structural issues.


The house has not been live in for 6/7 years

There are a couple of things that are now giving second thoughts and sleepless nights!

1)have read insurance costs can be quite high ... I plan to reroof , rewire and replumb .. The total reinstatement value of the property in the event of an accident would be approx 160k

2)Breathablity of stone houses... Currently sand cement tendered externally and dry lined internally . Plasterboard on batten.

On the upside the property is everything we want as regards location,size & style

Am I been paranoid about the above?
Would appreciate your comments as this is really bugging me!
 
If you've no contract signed you can still pull out. It is normal to have a couple of sleepless nights on your biggest purchase ever, the fog will lift in another couple of days. You need a good survey. Go back and look at it again to see why you loved it.

How far is the house from work?
 
Hi bronte ... House is good location for work. Our engineers has stated his survey was purely Visual. This means when we start gutting it out it may highlight other issues, but he has said it looks structurally sound on his initial visual inspection
 
Hi Buddy 1977 we bought a large old stone house dating back to 1860's about 18 months ago. We used a hemp and lime plaster on the internal walls, this allows the walls to breadth and the end result was really beautiful. I don't have the name of the insurance company we used to hand but I will look it up and send it to you later also do a search on here and you should find other insurance companies willing to take you on. The crowd we used dealt with houses under renovation. Old stone houses have character that newer ones lack, they have stood the test of time and will probably go on to stand a lot longer than some of the ones that went up overnight in recent years.o
