Letting agent recommendation needed for first time landlord - Sandymount

I am about to become an accidental landlord and was hoping that someone could recommend a letting agent for an apartment in the Sandymount area.

I have been researching a number of threads about the pros and cons of using letting agents but given my distance from the property, other full time commitments and general ignorance I do not think I have any choice.

I understand that typical agent fees are in the region of 10% of the rent with some charging additional finders fees.

Also in terms of furniture what is the landlord expected to provide?

So if I can find a reputable agent it would be great.

I am paying 5% but have been with them for a few years. They handle my property generally OK but the suspicion in me always queries any charges for tradesmen; Nothing too expensive to date however. They may be charging more now so I can message you the details if you want.

You can provide furnished or unfurnished. If you have the basics already there then go with that. The agent will advise on what amount is needed. I tend to only provide a bed/matress if someone requests it and always have a good cover on it if you provide it.
 
I don't know that letting is that difficult... having a good handyman on standby and the names/numbers of a qualified gas fitter (if you have gas) and an electrician that you can call on would be more important.
 
I should add that the agent charges .5 months rent plus VAT to get a new tenant in for a min. one year let. Both can be written off against any tax liability.

Our proximity to the property is working against us here. We may manage the property ourselves in the coming years but I think it would be prudent to use an agent for the first year or two.
