Searching for legal documents re a property to clarify ownership trail

I know very little about legal and property, just about enough to obtain a folio number and get the particular document showing owners etc.

For a particular property. I want to obtain copies of documents relating to the changes of ownership over a 30 year period. How should I do this?

Is it unusual for a tenant-in-common of a property to have never had any legal correspondence about actually being made a tenant in common? In effect, I am talking about a TIC being unaware of their part ownership of a property for > 20 years.

Where ownership is by several TIC's, is a Declaration of Trust mandatory or relevant in Ireland?

If so, presumably all TIC's should/must contribute to the Declaration of Trust?

Is this registered or unregistered land?

If it is registered land, you can access any instruments affecting the property if you ( or whoever you represent) have an interest in the property.

If it is unregistered, you can ask a Law Searcher to attempt a search and request copy memorials - if you don't know what I'm talking about, this is not the way to go. Talk to a/the solicitor.

The tenancy in common did not happen in a vacuum - when it was happening, there must have been some conversation/ discussion. Many of my clients filter out of their memories things they don't understand/ like.

Where does the Declaration of Trust come up? Is that something that affects this title? How do you know?

You really need to talk to a solicitor in specific terms - this is all just too vague

Call into the Property Registration Authority and ask to see the imaged copy of the folio. This will show the historical trail of ownership. Beside each name will be a date and a number. The number is an Instrument, and is filed in the PRA.
