CGT on UK property which was previously ppr

Hi all,

i am selling my flat in uk which i lived in for 6 years and have owned it 10 years. i have no gain in the uk to pay but about 15k in ireland to pay.

i was wondering how to reduce my CGT bill. It is furnished and I am considering letting everything go with it. I would have to sell / get rid of furnishings. if I reduced the sale price by say 25k to include contents fixtures and fittings would this affect my CGT bill. i suppose what i want to know is are fixtures and fittings liable to CGT and would contents be liable.
