Non resident landlord - where to start

Dear All,

I left Ireland in June 2014 and I have rented my property since then. I am not about to fill my tax return for 2014 and where do I start?

Until June 2014 I was a PAYE living in my own house.
I can log into paye online and see my tax etc, however I cannot include my rental income. I have received also Form 12, which seems a way to include rental income, but in many threads I read that you need to fill your income tax in ROS.ie

It is quite confusing! Any help is really appreciated

Yes, you need to file in ROS if you are abroad. Its a messy procedure to get it operational. They send you two separate mailings before you are operational and the programme itself is tempermental.
Strictly speaking, as you are non resident, your tenants should be withholding tax on your behalf, but I think the Revenue overlook this if you make good contact with them.
For filling up the form you need to do your accounts separately and then enter in Ros... rent, expenses and then capital allowances.

ROS help said that in order to get your RAN number you need to select "Regn. No./ID No. is your tax number, this is your PPSN, VAT number", however this option is not available in the LOV on the registration. There are other acronyms but not this one. I called ROS and they cannot help!
 
What do you mean that ROS cannot help you. What exactly did they tell you. Try calling them again and speaking to someone else.
