Pick bigger house in inferior estate or smaller house in nicer estate

Looking for opinions here:

We have 2 choices.
Do we buy a perfectly good house in a very nice estate or do we buy a bigger house (and just as nice) but in an inferior estate. What I mean by inferior is we have noticed youths congregating on the green close by and evidence of drinking and graffiti on the wall.
The bigger house is about 12-14% more expensive.

Any opinion would be greatly appreciated.

Bear in mind that other aspects of the estate are perfect.
 
Buy the house in the nicer estate. Do you want to feel safe at night? Or do you want to think that every time you leave your house someone could be breaking in or worse when you're in it? Do you want to have to pick up broken glass from your garden because someone decided to chuck bottles in over the wall? Do you want to worry about your house going up in smoke during halloween because a bonefire has been lit on the green? Do you want leave parties early because you are nervous about coming back to the house late at night? Do you want to have the ring the guards because you've passed the green on the way home and someone has chucked a bottle at your car? Buy a house you can feel safe in and be happy to leave when you have to go away.

The reputation of the estate is very good. We noticed youths last night who were just hanging around (they were not drinking) but it looked really suspicious.
I am not sure if it is as bad as that but it does make you think...
 
Teenagers are going to hang around...it's what they do.

It's what they get up to when hanging around, do they just mess or cause vandalism.

Tough call to make.
 
The gang of youths could just as easily be in the nicer estate, it depends what suits them at a particular age group and location.

What other than a bunch of teenagers is the differences in the estates. Have you chatted to locals about the reality.
 
Not really. we don't know the area that well but we have seen posts about the estate and it has a very good reputation.
It looked suspicious - 5/6 young fellas standing in the rain at end of an estate.
 
It doesn't sound too bad. I am not sure the area is significant here. Why not call in to ask the local gardaí if there are any issues with anti-social behaviour in the area?

which house would you buy if both estates were the same?
 
Location, location, location!
Go for the better estate but seeing a few teenagers hanging around is not grounds for that decision. Look for graffiti, condition of the houses, ask around etc
 
Perhaps one or two of the teenagers might live in the estate?
Teenagers normally do hang around the place but getting a bit more local knowledge is probably the best approach.

Remember though that a nice quiet estate now may well have it's own teenagers in a few years time - when the kids grow up... :D
