Investing in Airport Carparks?

I've been offered the opportunity to purchase a carpark space at Glasgow Airport. Seems legit to me, but I want to check if anyone has heard of this type of deal, or sees any issue with it.

The deal is that you purchase a particular space in an airport carpark, for 20K sterling, and lease it back for 6 years initially, at a return of 8% net per annum on it, guaranteed.

Any warning bells?

so 8% is guaranteed but only for 6 years, then what. This maybe the catch in that if you can only lease it to the carpark operator they can offer you whatever they like after that, since nobody else is available to lease it off you, its not like its an apartment where you are free to do with as you please.

Does the 6 year guarantee even last that long if the company you are buying from closes down?

If it looks too good to be true then it probably is. This scheme seems to have been widely advertised and promoted. It's not an official airport of Glasgow Airport from what I can see.

Only June last. I'd hardly call that really old.
As regards the investment, who offered the deal to you?

It's like investing in hotel rooms, you are basically investing in an unregulated illiquid scheme with no clear or transparent market mechanism for setting prices.
