Slowest Part of House Sale/Purchase?

Hi all,

Can anyone tell me what is the slowest part of a house sale in general? Ie: the longest waiting period for things to move along if it is a stright forward house sale (no receiver/negative equity sale etc)

Is it waiting for the deeds from the bank/receiving contract/negioting contract/waiting for drawdown from bank?

I am a buyer in the Wicklow market and currently awaiting the sellers solicitor to draw up contracts who in turn is waiting for the bank to send the deeds. We went sale agreed 5 and a half weeks ago and trying to get an idea of what the average wait after the deeds ahve been received would be!

Assuming that both buyer and seller are anxious to move and no smoke screens (as in seller sees a better deal coming along in a rising market) then Life Assurance is number 1.
 
Thanks for your reply. We have everything on our side arranged - life assurance, home insurance, valuation, survey etc

Basically I am trying to gauge when they do reeive the deeds (expected by earely next week), is this generally (in a normal sale with no complications) the longest wait? I am assuming contracts etc should move quite quickly once the deeds are received?

I had a simple sale process on my house in Dublin last year (ie no complications, mortgage with KBC, no problem with title deeds etc.) and even though I had everything ship shape for the solicitor (all required documents in place) the process still took 3 months from initial deposit by buyers to closing the deal. If there is even one complication regarding the contract on either side, expect to add on to this time.
