claiming VAT back

Hi all

Quick question on claiming VAT back on a farmhouse selfbuild:

I'm going to moving from Dublin to the country and taking up farming, to take up farming I need to build a farmhouse along with out buildings etc.

But can I claim the vat back on the materials for the house since it will be my business location?

I know the sheds etc. are covered for the reclaim of vat.

I emailed revenue no reply: I rang revenue yer one on the phone said "we are not here to supply information since your not currently farming" (really!)

any advice greatly appreciated

What VATable purpose will you be using the farmhouse for, to warrant a claim to deduct the VAT inputs?
 
OP,

You need to go and talk to an accountant as you don't appear to know how VAT works.

1. As a rule most farmers don't register for VAT.
2. They are entitled to recover VAT on Capital Expenditure on Farm building (not farmhouses), roads and yards, fencing and land drainage on a form VAT 58

They are compensated for not being VAT registered by receiving a flat rate addition on sales.
3. If you choose to register then you will be entitled to recover VAT on the same items above plus your business expenses but still not your own home.
