Structural surveyor south Dublin

Just gone sale agreed on a house & looking for a recommendation for a surveyor to do the survey in South county Dublin & an idea of what I should expect to pay - 4 bed house, 1800 sq ft

The EA gave me two names who have quoted 275 cash & 380.

Does they guy with the cash discount have insurance? Not much use in a surveyor who can't pay out if he missed something major!

I have just been told that it is up to me to pay for a surveyor / architects report to say it meets building regulations.
I thought it was up to the purchaser to pay for this if they wanted one
Also that it can be up to €1500 for one?
Any advise appreciated

If it is within the Planning Exemption limits, an Architects/Engineers Certificate of Compliance will cost circa €500 max!

Hi, kceire, we're considering of downsizing and selling our house which has an extension off the kitchen - also within size limits for P.P. I had thought that as it had been built in/c. 1992, there'd be no need for Cert of Compliance? If that is necessary for the sale process in future, I'd appreciate receiving, by PM, details, as well. many thanks, allencat3

It doesn't matter when it was built to be honest. If you are selling a property and the purchasers solicitor cops on to the extension or the surveyor cops on to the extension, and most do, then you need to provide proof that it has planning or is exempt from planning.

If you have your grant of planning then you are fine but if it was built as an exempted development, the certificate or compliance will be required from an Architect/Engineer.

If it was built in the Bye Law days then the council 'may' have a copy of your inspection cert and that may or may not suffice.

If you are selling a property, which has been extended, you'll have to lie to your solicitor so! General Condition 36 of the Contract offers a warranty from the Vendor that no works ( e.g. extensions) have been done.

Exempt or with p p - you still need a Certificate that either it is exempt from or complies with planning and complies with Building Regs, if applicable.
Those pesky solicitors also have a range of requirements re. Building Bye Laws also.
