25% deposit required for a one bed apartment?

A friend of mine is buying a one bed apartment in Dublin for around €200k and has been told by Bank of Ireland and the other lenders that she will require 25% deposit. She is a first time buyer.
Are they all the same?

I am in a similar situation and am finding that most lenders won't even offer a mortgage for one bed apartments. Can anyone advise if there are other options out there?
