hibernia or green REIT

Green REIT (ISEQ) payed their first dividend in March of this year for the year ending 30th June 2014. It was €0.0092 per share, based on their share price on 5th March when it was announced (€1.55), this equates to a yield of 0.59%.

Correct me if I'm wrong on this, I'm new to all these dividend calculations, just happened to be researching them today!
 
Bear in mind that the initial dividend was declared in respect of a period during which the REIT held large amounts of cash (i.e. it was not fully invested during the period). My expectation is that the running yield for both Hibernia and Green will settle at around 3.5-4%.
 
you would at least expect that amount as its a single sector investment , lack of diversification would need to be compensated for by yield
 
Well, yes and no. Hibernia REIT, in particular, holds a significant amount of development property so it's not simply an income play. Unusually for the sector, both REITs traded at a significant premium to NAV which would indicate that most investors were anticipating significant capital gains/yield compression in the Irish market.
 
property in Dublin is long past anything close to value so I wouldn't be anticipating too much capital gains , I may be entirely wrong of course
