Option to sell 50% of property to friend

No, I'm saying that for CGT purposes I can sell a 50% interest for €190k.

Ok I'll accept that. So your buddy is going to pay €190k for a property worth €125k, they will also pay tax on the entire rent as they have no interest to deduct?

Is this a real proposal?

The rent over 20 years will pay you back €150k. The tax will be €75k and he will have to sub this himself.

He is non-resident but has decent income. His wife on the other hand does not, so she will buy the share in the property and get full credits, thus rendering the income non taxable.
