Hi everyone,
We're closing a house sale soon and we'll get the keys of our first home.

Does the vendor need yo be there when we get the house keys to show us how everything works in the house?

Besides utility bills, is there anything else we need to check with the vendor and make sure they've been paid?

Thanks a mil.

Vendor has no obligation to show you anything in the house. I assume both you and the vendor had their own solicitor and all business was conducted through them, including payment of all monies due to the vendor as a result of the sale.

The vendor should have provided final readings for electricity, gas, waste disposal etc to the service providers. You should ensure that these are accurate when you take ownership of the house. You will need to set up accounts directly with the utility service providers yourself.

You could be lucky and get a vendor who will provide a list of helpful information such as
- setting up heating/immersion systems (timing etc.)
- information on neighbours
- waste collection dates
- contacts for handymen (plumber, electrician, carpenter, painter, builder etc.)
- alarm system details (if applicable)

Good luck with your new home.

I think the seller should show you the house, to show the accounts, so there are no misunderstandings. When we bought a house in Dubai http://www.imexre.com our agent showed us, answered all our questions, which concerned a new house.

You won't see the vendor, and no harm either, but if they are any use they'll leave the helpful list mentioned by Eithneangela and perhaps a card and bottle of champagne or wine. You'll be a year in the house and still discovering things. Good luck with it.

your solicitor should check that all bills have been paid ,electric, gas, phones etc. Also you might get him to check if residents ass fees for upkeep of area are up to date,[although legally] they [the sellers] don't have to pay this,in an estate .
