Rental Arrears - Is it normal/common?

Hi,

I have a property in North County Dublin which is rented and managed by a letting agent.

I am currently owed approx. Eur 2,500 in rent made up as follows:-

• Approx Eur 200 owed for period upto end of Jan'15
• Full month (Eur 1,150) owed for Feb '15
• Full month (Eur 1,150) owed for Mar '15 (was due on 1st Mar)

This has been dragging on for quite some time now. I receive a payment of some sort every month but we are always running a few months in arrears and never close the gap.

Every time I email the agent he responds almost instantly saying he will look into it straight away but I never hear from him again.

I work abroad so can only liaise with the agent through email.

Is this normal? Should I be worried about the amount outstanding or is this common?

Has anyone any experiences they can share with me?

And this letting agent is getting a fee for this result?

Yes, initial letting fee of 1 month when property was initially rented. Approx Eur 250 for contract renewals, and Eur 50/month management fee.

This is totally unacceptable if there are arrears for January, not to mention for more recent months. I would be looking at suing the agent for the amount of the arrears as he is not doing his job in a professional manner.
