Tax advice needed regarding first time property let

Hi all. My husband and I rented out our apartment from April last year. We used a recommended agent as we wanted to ensure we attracted good tenants. The entire process was fairly straightforward and the agent secured good tenants (rent paid on time, very friendly). I now want to file a tax return as I want to ensure I am fully compliant, when is the best time to do this now or later in the year?

We paid the PRTB fee & LPT so it's the tax on the rent that is due now which I know will be quite significant.

Another question I have is, I understand the tenants want to remain in the property, which is fine and we don't intend raising the rent for the coming year but can we dispense of the agent's services ahead of the new year. How would we go about this? I'm fairly confident that we can proceed on our own from here.

Your tax return is due on or before October 31 (later if you file and pay online) each year, whenever you get the urge to file it. If the taxable income is in excess of €3174 you will need to register for Income Tax. Note that LPT is not an allowable expense when calculating taxable income.

There is no need to use an agent to organise another lease, there is also no need for another lease, the tenants have a right to remain under Part IV.
 
How come the tenants don't need to sign another lease? If they have only signed a one year contract surely they would have to sign on for another year?
