Equity Release Switch

Hi,
I have an equity release mortgage that I used to buy a second property around 8 years ago. My PPR and my second investment property are both trackers but my equity release is on a variable rate of 5.5%. All mortgages are with BOI. I am going to contact them today to see if there are any better rates available for this mortgage. Has anyone had any luck with doing this?
Has anyone switched a mortgage like this to get a better rate?

Why would they reduce the rate for you?

When you look at the combined rate, it is probably great value.
