Hi,

Can someone please confirm, is it 112 days notice that is required to a tenant where a landlord is selling a property and the part IV tenant has been in place for over 4 years?

Are there any exceptions to this? Tenant and landlord are on good terms, it's just 84 days notice was given and I want to make sure that the 112 days are due.
 
112 days to be given by the landlord i the tenant has been in the property for 4 or more years. However, this is negotiable with the landlord. For example, the tenant may want to vacate as soon as s/he find a new property. Obviously, the tenant doesn't want to pay for two properties. Landlord gets his property earlier so he can start on redecoration (if needed) and the tenant gets to leave when he has a new property.

If a tenant gives notice he only has to give 56 days if he has been in the property for more than 2 years.
 
TTI you can also check out the rules on the PRTB website. As facetious stated you might be able to leave earlier if it suits you if the landlord would be happy with this and I'd imagine he would be and would be very accommodating.
 
Thanks to you both. The landlord has been very good and we can leave as early as we wish. It was just he said about the 84 days and I wanted to verify it was the 112 days so I'll let him know.
 
Just be sure certain that if and when you do leave, he will return your deposit. Sometimes landlords/agents agree to a tenant vacating whenever but don't advise them that if they don't give sufficient notice or don't stay until the end of the notice period, their deposit will be kept to cover the rent for that period.
