REGISTRATION OF PROPERTY.

I have recently bought out ground rent and got my vesting certificate.

I now have to register the property with the Land Registry. All previous transactions were "lodged" in the Registry of Deeds.

The title is clear. This is an ordinary house. I have all the papers relating to title. I will have to get a map that complies with PRA requirements as the map attached to the original lease of 1950 probably will not satisfy them.

If I was to ask a solicitor to complete the process for me what would that be likely to cost including VAT ?

You are correct the 1950 map will not suffice as a land registry compliant map, there are strict requirements for the mapping to be submitted to the Land registry, it must have the correct coordinates to the new ITM coordinate system, correct scale relative to the published scale and all the other details the land registry need to scan and align the maps for recording the submitted map with their digital system.
You can do it yourself, €35 via the Ordnance Survey for a blank map with no other boundaries, similar paper version via the land registry with boundaries on, the OSI version is pdf so you can print it yourself, (but be careful with scales). You need to mark the boundary in red. You need to be sure that your red line does not cross any other boundaries, i.e. you cant do a land grab, as it will be rejected by the Land Registry.

If it is an apartment it is different, you need to submit a map like above but you need to submit a floor plan with another red line boundary on the inside walls and levels of the floor and ceiling.

You need to know whether to mark to the centre line of the road or the front wall boundary.

To get an engineer or surveyor to do this you can get a map produced for less than €150, signed etc.
For an apartment it is more around the €300-€400 mark,

Solicitors usually push this task back to their clients, it is relatively easy to organize and you can usually get a map back in a couple of days,
Sample maps are attached below,
